Regional Property Operations Manager
Job Overview
Hire Resolve's client is seeking an experienced, commercially driven Regional Property Operations Manager to oversee the day-to-day operations and performance of a portfolio of student accommodation properties in Durban. You will be responsible for property operations, facilities management, financial performance, compliance, maintenance, contractors, occupancy and stakeholder management across multiple sites — including intake and vacate processes, planned and reactive maintenance, and property-level OPEX and CAPEX budgets. This is a hands-on leadership role for someone with 5–8 years in property, facilities or operations management across multiple properties, with strong operational, financial and people-management skills; student accommodation or hospitality experience is an advantage.
Key Responsibilities
Oversee day-to-day operations of a portfolio of student accommodation properties.
Ensure properties are well maintained, safe, compliant and efficient; manage occupancy and operational standards.
Coordinate intake and vacate processes; oversee facilities, maintenance and building requirements.
Coordinate planned and reactive maintenance and manage contractors, cost, quality and turnaround.
Manage property-level OPEX and CAPEX budgets; assist with forecasting, reporting and financial planning.
Ensure legislative, regulatory and HSEQ compliance; maintain inspections and certifications.
Build relationships with students, tenants, landlords, suppliers and contractors.
Lead property teams across sites; develop operational plans and support portfolio growth.
Analyse operational data and recommend improvements to senior management.
Required Qualifications
Degree or tertiary qualification in Property Management, Facilities Management, Business Management or related.
5–8 years' experience in property, facilities or operations management.
Proven experience managing multiple properties or sites; student accommodation or hospitality advantageous.
Experience with OPEX and CAPEX management; strong compliance and risk-management knowledge.
Proven people-management, stakeholder and contractor management skills.
Proficiency in MS Office and property/CRM systems; valid driver's licence and willingness to travel between properties.
